Further your understanding of commercial real estate investment decision analysis with applications of acquisition, renovation, reposition and disposition considerations. This intensive one-week program provides a framework of advanced financial economic principles and analytical techniques. Beginning with the creation of a cash flow pro-forma statement and finding the appropriate discount rate based on the weighted average cost of capital (WACC), explore the effects of leverage and perform a before- and after-tax investment analysis based on NPV and IRR. Topics covered include corporate real estate own vs. rent decision analysis; lease evaluation/structuring and effective rent analysis; financing of leases with positive leasehold interests; real estate investment capital structure; refinancing and prepayment decisions; quantifying default risk; investment performance and benchmarking; financing cost; financial modeling and simulations; and sensitivity analysis.

Prerequisites: Intensive in the Business of Real Estate: Finance and Investment/REFI1-CE9630 and Real Estate Financial Analysis and Modeling/REFI1-CE9640 or equivalent financial analysis experience.
