Explore the pertinent aspects of the valuation and costs of commercial leasehold interests. Topics include a review of basic valuation concepts; expanded time value of money (TVM) analysis techniques; best use/best tenant market analysis; a definition of lease terminology, including gross, rentable and usable areas, percentage rent, common area maintenance, and escalation clauses; lease proposal analysis; negotiation tactics; lease versus ownership; and alternative strategies to the conventional lease.
